Calıs Villas – Technical Specifications
General Features of the Complex;
• The complex will be surrounded by walls and there will be private entry-exit gates for each villa.
• The intercom system will be provided at the entrance of the garden door.
• Smart home systems for the 6 bedroom villas will be provided. (optional for other villas)
• There will be 1 swimming poolfor detached villas. (optional for twin villas)
• 6 bedroom villas will have Jacuzzi and flush shower system.
• Garden doors will be iron and the car parking area will be paving stone.
Basic Features of the Building;
• Buildings will be constructed bybenefitting the maximum construction area and legally allowed maximum height. ıt will be reinforced concrete carcass.
• The bearing system will be reinforced concrete carcass. It will be constructed pursuant to the technical and static specifications introduced by the Ministry of Public Works.C 25-30 type concrete will be used in concrete parts of the construction…
• The internal walls will be built with 13,5 bricks and outer walls will be built with minimum 20 cm iso (insulated) bricks.
Roofs;
• The roof will be a saddle roof built with clay roofing tiles.
• Insulation will be provided underneath the bottom layer of the roof.
• The water insulation on the roof will be provided by use of onduline roofing sheets.
• Waste water pipes will be PVC pipes until they reach out of the building. The kitchen, bathrooms and WCs will be properly insulated and WC pipes will be laid until they reach out of the building as vent pipes.
Outer Faces;
• All outer faces will be paint applied on fine plaster as indicated in the project.
• Balcony railings will be made of iron.
• All balconies will be of the 1st class ceramic.
Outer Windows;
• All outerwindows will be 7000 serial PVC and provided with mosquito covers.
• 6 bedroom villas will have shutter for all outerwindows. Other villas will only have shutter system and electric installation ready.
• Window ledges will be marble.
• Glass thickness will be minimum 4 mm. The thickness will be decided according to the size of the gaps in between.
• Outer door and the window glasses will be double glazed.
Outer Door;
• Apartment doors will be steel doors.
Interior Doors;
• Interior doors of the apartments will be cladded type (Wooden – Furniture door).
Ceiling;
• In the lounges, suspended roof ceiling will be applied and there will be a pool lighting provided with a LED light.
• In the bedrooms, normal ceiling will be provided with light provided by a single droplight.
Walls;
• All walls will be applied satin plaster.
• Interior walls will all be painted in white.
Wet Floors;
• Walls will be cladded with ceramic tiles upto the ceiling.
• In the bathrooms, showers will be applied with a lower ground.
• The bathrooms will have shower cubicles with float glass, and their measures will be fixed parallel to the space.
• The bathroom cupboards will be in a color in harmony with the bathroom concept.
• Closets will be of wall hung wc pan type.
• Tiles will be used on the floors and all wet grounds will be insulated against water.
Rooms;
• Room floors will be laminate.
• Internal television antenna, telephone and electric installations will be laid.
• There will be a tap and electric sockets on the balconies.
• There will be air conditioning unit and TV cables provided in each room.
• Each villa will be equipped with an energy saver.
• On the interior stairs of the villas, spot lights will be provided as one every two steps.
• All floorings will be of the 1st class and 6 mm thick laminated floors.
Kitchens;
• All kitchen covers will be made of Shiny(highglass)covers.
• As worktops in kitchens, cimstone or granite will be used.
• The workstops will have ceramic cover on top, a single section steel sink and sink mixer will be used.
• For the upper cupboards, cupboards longer than 50 cm will be applied horizontally while those narrower than 50cm will be applied vertically.
• Each kitchen will have the installation systems provided for the washing machine and the dish washer.
• The kitchens will be applied in the size and plan as displayed on the floor plans.
Plumbing;
• All plumbing system accessories will be of the 1st quality.
• Each villa will have its own solar energy panels.
Villa Entries and the Environment;
• All stairs and floors will be made of marble.
• The stair railings will be chromium plated or will be made of polished iron or aluminum.
• All gardens will be landscaped with various trees and floors wherever it is suitable.
• The roads to the villas will be built in paving stone.
• The land will be surrounded with a 120 cm garden wall and 50 cm fence on it.
• Each villa will be allocated its own water and electric meters.
• Each villa will have all the infrastructures ready for camera and alarm system installation.
• Each villa will be able to utilize its own water well as the infrastructure will be made available. This can be utilized at an extra cost.
• All materials and the labour will be in compliance with TSE (Turkish Standards Institution) standards.
